C.P. Tower 3 (Phayathai) is an office building for rent for all customers which opened in 2009. C.P. Land Public Co. Ltd. bought this building in 2009 and renovated the building. It is located on Phayathai Road which considered as the center of Bangkok’s public transport system including the sky train (BTS) and airport raillink (ARL). Moreover, it situated near the Victory Monument, a hub of mass transport system in Bangkok.
C.P. Tower 3 (Phayathai) includes the Building A, Building B (Car-parking) and Building C that has a total area of 34,576 square meters. With total usable area of 23,701 square meters, it can be divided into 18,182 square meters of air-conditioned area, 5,519 square meters of non-air conditioning area and 10,875 square meters of parking spaces. The building includes office rental area, retail space and public area that come together with public utilities and facilities designed in accordance with international standards.
For building management, the main cost is energy cost. Therefore, executive managements have a policy to conserve the energy and maximize energy efficiency without compromising on the service. On this regards, we expressed our intention and commitment to develop an energy management system as part of our operations. The Energy Working Committee will set the energy consumption reduction targets that are practical and then approved by senior management.
The operation performances were reported monthly and the summary of the energy management will be reported annually to senior management. Energy conservation is the responsibility of executive managements and employees at all level of the company. Senior executives play an important role in supporting sufficient resources to implement the energy conservation such as human resources, time and budget. Additionally, the company encourages customers and building users to aware of energy conservation.
External agencies frequently visited and studied on energy conservation of the building. This considered as a source of social learning for public and encourages effective energy conservation and sustainability. From the policy to concrete actions, it leads to continuously energy consumption reduction. Senior executives give full support and the energy working committee gives full collaboration, along with the cooperation of customers, tenants and users of the building on activities that occurred every year, making the building awarded in several energy, environment and safety awards includes.
Estimated Savings
C.P. Tower 3 (Phayathai) is a designated building that has been operating the energy management system since 2010.The electricity usage during year 2010 – 2012 is under the acquisition period. The building was renovated by repairing the building frame, improving, modifying and managing various machines and equipment. After the renovation, the building was available for services and achieved full occupancy in 2013. Consequently, 2013 was used as a base year for electricity consumption. In 2014 -2017, the building has implemented energy conservation measures, as well as, several activities to stimulate the energy saving of tenants and building users. Accordingly, the building can reduce electricity consumption continuously. By 2017, electricity consumption was reduced to 2,549,000.00 kWh or equal to 42.34% of electricity consumption reduction compared to 2013 and the greenhouse gases (carbon dioxide) emissions was reduced to 1,851.89 TonCO2 as shown in the figure below.

Mr. Sunthorn Arunanondchai, Chief Executive Officer of C.P.LAND Public Co., Ltd. (Real estate development business) has announced energy conservation policy since 2008 and revised the policy to the “Energy and Alternative Energy Conservation Policy” in 2016. Because he saw that energy conservation is not only to manage the energy saving, use energy effectively and modify high performance equipment, but also, to find clean renewable energy for using in the organization and create positive image of the company which can lead to a learning center for society and young people in the future.
From the above policy, senior executives have expressed their intention and commitment to implement energy management systems as part of their operations.
